Frequently Asked Questions

What payment methods do you accept?

Currently, we accept credit/debit cards, checks, or cash at the inspection. In the event you are unable to attend the inspection, a Square invoice/link will be sent via email that will enable payment online via credit/debit card.

How long does an inspection take?

There are several factors that can impact the time it takes to complete a home inspection, but for most homes it’s typically about 2 hours.

Do I have to have an inspection to buy a home?

No. Home buyers are under no obligation or regulation to have a home inspection. However, considering the cost of homes today, it is strongly advisable to have an objective assessment of the home’s condition in order to make an informed decision when purchasing a home.

When should I schedule my inspection?

As a prospective homebuyer, scheduling a home inspection takes place upon both parties signing the purchase and sale agreement. This agreement generally provides a time period of 10 days to conduct a home inspection. For homeowner’s considering selling their home, scheduling a home (pre-sale) inspection can be done anytime.

After scheduling an inspection, why did I receive an email notice to sign an inspection agreement?

The inspection agreement describes what is covered during the inspection, as well as what isn’t covered during the inspection, in relation to the Standards of Practice for home inspections. Signing the agreement is required before an inspection can begin.

Who's allowed to attend a home inspection?

Home inspections are often family events with parents, siblings, uncles, and children, etc. in attendance. Please remember however, that the seller still owns the home so some level of decorum is required.

Who else gets the inspection report?

No one, unless you provide permission. The information in a home inspection report is proprietary and we need your permission to provide your agent with a copy. Also, since there is no requirement to have a home inspection, no one should ask you for a copy, especially your homeowner’s insurance company. Do not provide your insurance company with any part of the home inspection document.

After receiving the report, how do I reach you if I have a questions?

Send an email with your question(s) to americandreaminspections1776@gmail.com and I’ll help out any way I can.

Do I need to take notes at the inspection?

Sure, if you like. However, everything we talk about will be included in the inspection report.

When I have repairs made based upon issues in the report, will you come back to reinspect?

No. A home inspection is an objective assessment of current conditions. A re-inspection is a request to assess the method, quality, and manner in which repairs were made by a contractor. This is not a service I provide.

How should I prepare for an inspection?

Coordinate with the seller or seller’s agent to ensure the home has all utilities on, including enough oil in the tank (if applicable) to test the heating system.  All appliances, with the exception of the fridge and washer/dryer, should be in running order so they can be tested with normal operating controls.
